Investing in real estate in Greece involves spending at least €250,000 to buy a property, with the exception of locations like Athens, Thessaloniki, Mykonos, and Santorini, where the requirement is a minimum of €500,000 for a single property purchase starting from July 31st, 2023. You can choose to invest this amount in one property or spread it across multiple properties, depending on the location.

Permanent Residency in Greece may be obtained through a secure €250,000 (excluding VAT), or more, investment in real estate. An investment in multiple real estates with values exceeding €500,000 (excluding VAT) can also be made to qualify.

The permanent residency will be valid for 5 years and can easily be renewed as long as the real estate is held. Investors can choose to sell the real estate before 5 years to another foreign citizen, who can also apply for permanent residency, however, the original investor must forfeit his permit to do so.

To include dependents in your application, it will be necessary to present proof of their relationship, such as marriage certificates or birth certificates, as well as evidence of their financial dependence, if applicable.
